    • “The two-story frame house is typical of Greensboro residences of the first decade of the twentieth century. Simply detailed, the Late Victorian form is characterized by a hipped roofline and a projecting hipped wing. This wing, with exterior access, might have served as an office. Decorative features are staid, including a deep cornice with boxed eaves, nine over nine windows, and a half-width front porch. Interior details curiously hint at an early construction date, such as capped door and window trim, a square stair newel post, and six-panel doors. The house is a special footnote for the neighborhood and represents the earliest history of Lindley Park.” — Benjamin Briggs, Preservation Greensboro

  • Sold for $425,000 on January 7, 2021 (originally $425,000)
  • 4 bedrooms, 3 bathrooms, 2,485 square feet
  • Price/square foot: $171
  • Built in 1923
  • Listed December 20, 2020
  • Last sale: $36,500, August 1976

    • Although county records give the home’s date as 1923, it wasn’t listed in the city directory until 1925.
    • The house has had only two owners in the past 64 years, one for 21 years and the current owners for 43.
    • The original owners were Burton and Grace Newell. He was secretary of M.G. Newell Co. at the time. After the death of his father, Myron, in 1936, Burton became president, retiring in 1960. Grace died in 1940. Burton sold the house in 1953.
    • M.G. Newell Corp. is still in business. It has evolved from a dealer in water systems, agricultural implements and machinery, and dairy supplies to a designer and manufacturer of stainless-steel equipment “across numerous hygienic industry sectors including craft breweries, food & dairy plants and pharmaceutical manufacturing plants.”

    • A rarity in west Greensboro: A home that was built and owned by African Americans in the 1920s and stayed in the family for more than 90 years. Thomas Stepp was a baker for the Patterson Brothers grocery store. The city directory and county property owners list for the house both indicate he was African American. He bought the property in 1924, apparently before the house was built, from Southern Real Estate Company, one of the major local realty companies of the time. He was able to finance the house through Southern Real Estate and Gate City Building and Loan.
    • Thomas died in 1939, but the home stayed in the family until 2016.

    • Merrill and Gladys Dwiggins Dillon bought the house in 1939, and it stayed in their family for 52 years. Merrill (1897-1967) was a salesman with Traders Chevrolet and served in World War I with the 321st Ambulance Company. He worked in a variety of jobs before buying the U-Save-It grocery store on West Market Street across from the county courthouse in 1939. “He carried many unusual ‘gourmet-type’ items and also Kosher meats and other foods which his customers appreciated,” his daughter said. Georgia was from the Stony Creek community in Alamance County, also the seventh of 10 children. She became a master milliner before she married Aubrey in 1921.
    • Their daughter, Cmdr. Rebecca Ann Lloyd (1929-2013), graduated from the Women’s College in 1950 and was in the U.S. Navy for 22 years, serving in Korea and Vietnam. She also worked for Adm. Hyman Rickover on the development of the first nuclear submarines. She retired in San Diego and worked in the commercial real estate business. Rebecca gave an endowment to UNCG for the establishment of the Lloyd Honors College, named for her mother.

  • Neighborhood: Sunset Hills Historic District (NRHP)
  • District NRHP nomination: “The two-story, three-bay, side-gabled, brick Colonial Revival-style house displays a modillion cornice and a stylized dentil course on its frieze, but only on the main block. These same details carry to the entry’s entablature where a cornice with modillion blocks surmounts the frieze graced with Greek fretwork. Just below, rosettes flank a festoon. To complete this classical entry, Doric pilasters frame the paneled wood door.”
    • “Windows throughout are eight-over-eight and six-over-six with those on the second floor façade notched into the frieze. A brick chimney rises from the east gable end of the main block, where it meets the lower, west gable end of a two-story, one-bay-wide, weatherboard wing. Its lower level displays casement windows above paneled aprons framed by full-height plain pilasters. The second floor includes six-over-six and eight-over-eight windows and a modern, oversized, fixed-glass window on the gable end, suggesting that this level was added somewhat recently.”
    • “A west elevation, two-story, weatherboard wing displays six-over-six windows and a west gable-end brick chimney. A small ell extends from the rear and a pair of front-gabled dormers rest on the rear roof slope.”
    • “According to the 1937 city directory, Werner was the supervisor of Juvenile Hosiery Mills.”

  • Built in 1929
  • Listed October 5, 2020
  • Last sale: $364,500, June 2001
  • Neighborhood: Sunset Hills
  • Note: The house may not have been built at its present location, according to Marvin Brown in Greensboro: An Architectural Record: “It is said to have originally overlooked Fisher Park from the present site of the First Presbyterian Church. By 1930 it had been moved to this site and was occupied by Armfield, widow of newspaperman G. Will Armfield.” First Presbyterian was built in 1928. 1715 Wright Avenue is listed in the Greensboro city directory for the first time in 1930.
    • George Williamson Armfield  (1849-1927) was actually not a journalist but an architect, in fact the first licensed architect in the state. Among his works were the alumni hall at Oak Ridge Military Academy and the Harden Thomas Martin House on North Mendenhall Street, now Double Oaks Bed & Breakfast.
    • “When North Carolina passed an architectural practice act and began the formal registration of architects, G. Will Armfield of Greensboro was granted certificate #1 on May 15, 1915,” the N.C. State University website says. “He was one of a large number of men who were certified based on having already been in practice prior to 1915. “
    • After her husband’s death in 1927, Esther (1857-1942) bought the property from her son Hugh (1898-1992). She and, later, her daughter Minnie Myrtle Armfield (1880-1973) owned it until Minnie’s estate sold it in 1974. The Armfields had eight children, six of whom survived to adulthood.
    • Esther’s parents, Henry and Ann Wakefield, were born in England and may have been Quakers. They moved to Canada, where their nine children were born, and then to North Carolina. Along with their three youngest children, they’re buried in New Garden Friends Cemetery in Greensboro. (Esther and G. Will are in Green Hill.)

Ira was a plumber.

  • Note: It’s a very nice house in a great neighborhood, but county records show the property having an unusually busy history:
    • It has been sold six times in the past 15 years. In the past 33 years, the house has been sold 11 times. In the previous 44 years, it had just two owners.
    • County records show 1939 as the date the house was built, but city directories show no house at the address until 1942, when it was listed as vacant. It was first listed as occupied in 1943, by the property owner, Joseph H. Johnson. Johnson owned the house for 12 years, selling it to Walter and Mabel Mueller in 1955. • County records describe the house as a duplex/triplex, yet they also say it has only 1 1/2 bathrooms.
    • Originally a single-family home, it was divided up long ago in two or three units. Restoring the house to single-family could have a significant impact on the neighborhood. The house is in a prominent location on a street where several homeowners in recent years have made efforts to improve one of the scruffiest fringes of Westerwood.
    • Nothing in the minimalist Zillow listing indicates why a buyer would pay 50 percent more than the house sold for in 2017. No pictures of the interior are included. The Google Street View photo above is dated April 2019.
    • The most distinctive aspects of the house over the past few years have been a number of motorcycles consistently parked in the front yard and an equally consistent lack of yard maintenance.
